The landscape of cladding and remediation has changed vastly over the past years. We are now at a
point where developers have pledged to take on the financial burned to ensure life critical works are
funded by them.


This has been welcomed news to Leaseholders who, a year ago, may have thought they would have
to fund their own remediation.


The building safety act 2022 advised fire consultants to use the PASS 9980 methodology to assess
buildings, and highlight life critical works.


This methodology seems to focus on life safety rather than the building safety initial reports focused
on.

Looking forward into 2023 and beyond, we hope developers move at pace to take over Building
Safety Fund projects, in order to unlock sales and re-mortgages. Full completion of works may also
see a reduction in building insurance policies, fire door surveys could be reduced to every other year,
as well as other financial impacts on site, all helping leaseholders financially.
