Block Management is an ever evolving sector with new legislation and regulations constantly being released. In this section we explore the various areas relevant to the block management that many leaseholders and freeholders find difficult to understand.

Section 20

Section 20 refers to s20 of the landlord and tenants act 1985. 

 

It is these regulations managing agents must follow if there are works needed that cost more than £250 per leaseholder overall.

Asbestos can be a major issue if not properly dealt with.

 

As managing agents with a duty to maintain a development, this also encompasses the duty to manage any asbestos in the common parts.

Fire Doors

Fire door surveys ensure that flat front doors have adequate fire resistance.

 

The Fire Safety (England) Regulations 2022 inferred a responsibility on managing agents to inspect flat doors.
